The rental application is available by downloading the form below. A completed and signed/dated application is required for each adult over the age of 18 who will be occupying the unit.

Credit and Criminal Report
Each adult applicant is required to provide a current credit and criminal report. This report may be purchased directly from the service provider at: http://www.myscreeningreport.com/
Please purchase the basic TENANT screening report. You will be required to provide a copy of this report at the time of application. Minimum Screening Requirements
Rental History:
Twelve (12) months verifiable rental history or home ownership with NO late payments.
NO evictions.
NO outstanding money owed to Landlord or Management Company.
Proper notice given to current or previous Landlord.
NO serious complaints or rental/lease agreement violations, such as, unauthorized tenants, noise, damages, etc.
Employment History:
Twelve (12) months current employment or six (6) months in similar job
Self employed must show proof of income for past two (2) years including 2 years tax returns & 2 most recent bank statements
Income Requirements:
Gross income (including co-applicant) shall be a MINIMUM of three (3) times the rent amount.
Debt to income ratio not to exceed 50%
Documentation of income required. Unreported cash income will not be considered.
Credit Requirements:
Established credit history
Bankruptcy must be discharged
Criminal Records:
Criminal convictions within the last seven (7) years may result in the denial of your application.
Personal ID Required:
Each applicant over the age of 18 will be required to provide photo ID (driver's license or other government issued ID)
Tenant Insurance Required:
Tenant is required to provide proof if renters insurance naming Management Company as addition insured PRIOR to signing rental agreement.
Smoking:
Smoking is NOT allowed in any of our units.

(Any exceptions to these criteria must be submitted in writing to rental agent for the landlord's review and consideration. If approval is then granted for such exceptions, additional security deposit and/or additional advance rent payments may be required.)
Pet Requirements:
Small to medium size pets (under 30 pounds) and older than twelve (12) months will be considered on a case by case basis with payment of Non-refundable Pet Fee (cost varies per property).
A maximum of two (2) pets.
Pet photo is required.
Dangerous breeds are not allowed. (German Shepard, pit breeds, American Staffordshire, Staffordshire Bull Terrier, Chow, Rottweiler, Doberman, Akita, Malamute, Presa Canario, Wolf breeds, Siberian Husky, etc.)
